Panic

Okay, so we are looking at this land where we could live and build our little horse paradise. It's ideal in lots of ways - location, size, price...

Today I drive by it on the way home and this land, which has been sitting for six months, now someone is there! They are pulled over and they are looking at it!

We've been waiting to put an offer until we can firm up financing (before instead of after), but now I'm freaking out. We can afford the payment, no problem, but our credit is not great and I wanted to be sure...

Now I'm just not sure what to do. Do I put an offer then just shrug if we don't get financing?

What if we lose it? I'm already... very attached.

Shoot. Maybe they were just tire kickers... Bleah.

Oh no!!! I just finished reading about your dream property (and watching the slide show!)!!! I think you should look it into it a little more seriously. It won't hurt anything, will it??

Glad that you have had time to spend with your pony, and I will send thoughts of rain your way...lol!!!

You can write an offer contigent upon loan approval, however they will most like want that with in 3-5 business days. Get with lender ASAP and and get a pre-qual letter. The property being rural might qualify for USDA loans,but ask your lender, USDA loans are easier to get..

Even with not so great credit you may find it A LOT easier than you think! Remember, whoever is also looking has to deal with the same issues you are! Go through the pros and cons of the property and make sure it's what you really want---if it is DEFINITELY for you and if it is meant to be it will (hopefully!) be yours, and if not, well, something better is out there for you!

Oh my. I just looked at the upload of the land. Grrrl...GO FOR IT! I live in this area and that is a freakin' AWESOME little piece of property....

All you can do is try. Freaking out won't help, so if at all possible, calm down and don't waste the energy.

You will get what is right for you. Last time we went through this, the first three fell through and we were sad. The fourth one went almost smoothly and we got it and we like it better than the first three.

So....if this is the one that you are supposed to get, you will get it.

You are all right - and I need to just put my head between my knees and chill. Because we have to wat for a loan to go through and PANIC WON'T HELP.

Oh yay! That would be so great! Let's do it! What kind of availability do you guys have? I have four days off a week, but will have to coordinate with my bud with the trailer, but she also has four days off weekly and we are always looking for folks to ride with!
